In Ukraine, land prices have risen sharply.

The cost of agricultural land in Ukraine has reached record levels

In May 2026, the average cost of a hectare of agricultural land in Ukraine rose to 74,528 hryvnias, indicating an increase of 5,000 hryvnias compared to April.

Despite low market activity, with 19,803 hectares sold in May, which is 2,300 hectares less than the previous month, land prices showed an increase. Experts associate this growth with several factors, including the activation of the agro-industrial complex in the economy, an increase in the share of agriculture in GDP, and the use of land as an investment asset. Additionally, legal changes allowing legal entities to purchase land from the beginning of 2024 have pushed prices up.

Regional price differences remain significant: the cheapest land is in the Donetsk region with an average price of 32,364 hryvnias per hectare, while the Ivano-Frankivsk region offers the highest prices, reaching 283,885 hryvnias per hectare. High prices are also observed in Kyiv (173,276 UAH/ha) and Lviv (139,525 UAH/ha) regions, while the Ternopil region has an average price of 112,219 hryvnias per hectare. For comparison, the Kyiv region has an average cost of 41,223 UAH/ha.
